The idea of moving house is often met
with equal parts of excitement and dread.
Getting the right information before
you even put your property on the market
will ensure that you have realistic expectations
and are fully aware of all that is involved.

We have listed some of the more common
questions that we are asked. As everyone
has a different motivation for moving
and indeed every property is unique, there
are no definitive answers.

Q: Should we extend, improve or move?

A: When you extend or improve your property it is important to consider whether the work you have done will pay for itself by at least adding the same value to your property. Often when people extend or update, they find that they still ultimately want to move, if they have overspent they may not manage to get their money back.


Q: How much is my house truly worth?

A: The easy answer is of course that your property is worth what someone is prepared to pay for it. The way we assess the value of your home is more complex than you might imagine. We look at market trends, demand, comparable evidence, condition, position and of course your motivation to sell and the timescales you are working to. It is our job to get you the best price, but we will never flatter you by saying a higher price just to get your instructions. Unfortunately, It is common practice for some agents to over value and then ask for a price reduction soon after getting your business.


Q: Is now the right time for us to sell?

A: You might expect us to always say yes to this question, but if we honestly feel your property would stand a better chance of selling at a different time of year, or perhaps after neighbouring properties have been sold or had building works done, we would tell you.


Q: What is the situation with mortgage availability?

A: The answer to this question seems to change daily. Knowing how much you can borrow when you move and indeed how much it will cost to pay back is vital. We do not have all the answers, but we know a man who does!


Q: Are there things I could do to improve my chances of selling or getting a better price?

A: We are always happy to visit you property and give you our opinion of anything that could help you sell for the best price. Usually this is a case of staging a room rather than spending any money.


Q: What is an Energy Performance Certificate and how do I get one?

A: It is now a legal requirement for all properties that go on the market to have an Energy Performance Certificate (EPC). This includes an energy rating for your home and advice on how to make it more energy efficient. The EPC is the only part of the old HIP’s (Home Information Packs) that is required. We can arrange for an EPC on your behalf, even if you don’t sell with our agency.


Q:What will it cost us to move including  solicitors fees, selling fees and stamp duty?

A: We can work out your likely costs before you even go on the market , so you have a good understanding of how much money you will be left with once you move. We can shop around on your behalf to get you competitive solicitor quotes, from local solicitors and even find you a removal company.


Q: What if I sell but can’t find anywhere to buy?

A: This is a surprisingly common worry, yet in truth very rarely happens. There are new properties coming onto the market all the time. If you can’t see anything that suits you, we simply ask your buyer to wait, if they can’t wait, we sell your property to someone who can, or if you decide not to move you simply stay where you are, the only cost you will have incurred is the small cost of the EPC.
