Our market appraisal service is completely free of charge and without any obligation. 
 
It is vitally important that an accurate valuation is provided, as the wrong advice could seriously impact on both the saleability and final selling price of your property.
 
Some agents tend to over value properties in order to gain instructions. This often results in properties remaining unsold for many months, or vendors having to reassess their financial situation having not achieved what they expected.
 
Equally some agents seem to price properties at much lower levels in order to gain a quick sale. This practice certainly works more in favour of the agent rather than the Client. 
 
When we visit your property we will provide an honest and fair valuation, the figure will be based on our expert knowledge of the area and prevailing market conditions.


What we will do

  • Once we have inspected your home we will then sit down with you and offer any advice that might help improve saleability.
  • Where possible we will then give examples of similar properties that are currently available or better still, sold.
  • We will then offer our opinion of value based on the prevailing market conditions, local competition and selling advantages of your home.
  • We will give you an honest opinion of what is the best price that is likely to be achieved based on your timescales.
  • We will discuss our selling fees and terms of business and, if you wish, details of other costs such as HIPS and conveyancing.
  • All valuations are then confirmed in writing.

 


What we won't do
  • We will not tell you an unrealistically high valuation figure just to gain your business.
  • We will not under value your property, just to make a quick sale.
  • We will not overstay our welcome, showing you numerous charts or telling you 'how great' we are.
  • We will not be insisting that you see our Mortgage Broker or use our own Conveyancing Department.
  • We will not push you into signing a lengthy agency agreement, or agreeing to a high agency fee.
  • We will not tell you we have 'someone' who would instantly buy your house, or try to get you to take a viewing without being formally instructed.
  • Finally, we will not pester you after the valuation by calling you constantly.
