Q: How can you afford to charge such low fees?

A: Our overheads are much lower than other agents. Although our offices are in the town centre, we do not have an expensive shop front, or expensive cars to pay for. By keeping our running costs low we can then pass these savings on to our Clients.

 

Q: With no 'shop front' offices how will you sell my property?

A: These days very few people actually visit an estate agent's office. Most people now use internet sites such as rightmove.co.uk to start their property search, or look in the property section of the local newspapers. Most correspondence tends to be done over the telephone, by email or post.

Q: What will you do to market my property?

A:  By taking a pro-active and professional approach we will do all we can to push your property. Here are just a few of the ways we will market your home:

  • Advertising on rightmove.co.uk
  • Regular newspaper advertising and editorials
  • Instant telephone contact with all potential buyers
  • Full details immediately emailed to the inbox of hundreds of applicants
  • 'Open Houses' arranged
  • Regular 'Property Updates'.
  • Quality sales particulars with floor plans, internal and external photographs.


Q: How often will my property be advertised?

A: We advertise weekly in the Bury Free Press. Whilst newspaper advertising is important, you may be interested to know that probably only 30% of enquires can be linked to this form of marketing, with the internet now becoming far more effective. Having said this we will always ensure that your property is advertised at least once every 3 weeks. If we were to advertise your property any more than this, your property could 'go stale'- we would also have to charge you more!

Q:  Do you offer an accompanied viewing service?

A:  As most people often prefer to do their own viewings, we felt it better to offer a lower fee rather than charging more for a service you may not need. If you would prefer for us to conduct viewings on your behalf we are more than happy to do so, but would look to charge a small additional fee for this service.

Q:  What qualifications and experience do you have?

A:  Both Andrew Mortimer & Ian Gausden are long standing members of the National Association of Estate Agents. With a combined estate agency experience of over 30 years, the majority of which spent in Bury St. Edmunds, you can be sure we know our trade well.

 

Q: It's a tough market, are properties really selling?

A:  Absolutely! If a property is marketed in the right way, at the right price, to the right people, then a sale will result - keep the faith!
